Essex Deed Sales Span $579,000 to $1.9 Million in Four Weeks

ESSEX -- Fifteen property deeds were recorded in Essex between July 10 and Aug. 8, with disclosed sale prices ranging from $579,000 to $1.9 million and a median of $1,170,325 among the eight transactions that listed a price.

MARKET OVERVIEW

Fifteen deeds were recorded in the four-week period. Of those, eight listed a sale price and seven did not. Among the eight disclosed sales, prices ranged from $579,000 to $1,900,000, with a median of $1,170,325. Six of the 15 recorded deeds were transfers in which the seller and buyer are the same person or entity, moving property into a trust; none of those six listed a sale price, which is typical for that kind of transfer. The raw count of 15 recorded deeds in a month is a measurable level of activity, but it includes those six same-owner trust transfers alongside nine transactions between different parties.

TOP SALES

The highest-priced sale was 78-80 Main St., which sold for $1,900,000 on July 16. The seller was listed as 78-80 Main Street Trust and the buyer as Pike Marine LLC. At 45 Lufkin Point Rd. Lot 4, the property sold for $1,750,000 on Aug. 3; Michael P. Ross was the seller and Richard Greenblatt the buyer. At 149 Western Ave., the sale price was $1,650,000, recorded Aug. 6, with Thomas P. Canillas as seller and 149 Western Ave LLC as buyer. At 199 R John Wise Ave. Lot 4, the sale price was $1,515,650, recorded Aug. 4; Western Mass LLC was the seller and Carl Hager the buyer. At 40 Main St., the sale price was $825,000, recorded July 24, with Antonio Arthur Bevilacqua Jr. as seller and 153 Twin Peaks LLC as buyer.

NEIGHBORHOOD BREAKDOWN

Main Street had three recorded sales in the period: 7 Main St. Lot 1 ($820,300), 40 Main St. ($825,000) and 78-80 Main St. ($1,900,000). Western Avenue had two recorded transfers: 7 Western Ave. (price not disclosed, a same-owner trust transfer) and 149 Western Ave. ($1,650,000). John Wise Avenue Lot 4 appears twice in the period, both recorded Aug. 4: one deed shows Western Mass LLC selling to Carl Hager for $1,515,650, and a second, listed as "199R" rather than "199 R," shows Western Mass LLC as both seller and buyer with no price disclosed. By price tier among the eight disclosed sales, four fell between $500,000 and $1 million: 18 Forest Ave. ($579,000), 32 Eastern Ave. ($627,000), 7 Main St. Lot 1 ($820,300) and 40 Main St. ($825,000). The other four exceeded $1 million: 199 R John Wise Ave. Lot 4 ($1,515,650), 149 Western Ave. ($1,650,000), 45 Lufkin Point Rd. Lot 4 ($1,750,000) and 78-80 Main St. ($1,900,000).

Six of the 15 recorded deeds involved a seller transferring property to themselves or to an entity bearing their own name, typically into a trust: 24 Choate St. (Patricia McCarthy to Patricia A. McCarthy TR), 7 Western Ave. (Constance D. Vallis to Constance D. Vallis TR), 27 Forest Ave. Lot 1 (Laurie L. Hunt to Laurie L. Hunt TR), 6 Patriots Landing Unit 10 (Meaghan L. Bonner to Meaghan L. Bonner TR), 199R John Wise Ave. Lot 4 (Western Mass LLC to Western Mass LLC) and 28 Pickering St. (Patricia A. Fitzgerald to the Patricia A. Fitzgerald Living Trust). None of those six listed a sale price. Bed, bath and square-footage figures were not available in the deed data for any property in this period, so no price-per-square-foot comparison could be made. Buyers among the disclosed sales included a mix of individuals and LLCs, with three of the eight disclosed sales going to buyers organized as limited liability companies: 149 Western Ave LLC, 153 Twin Peaks LLC and Pike Marine LLC.
