Essex Sale Prices Span $1.6 Million as Main Street Deal Leads Market

ESSEX -- Thirteen property transfers were recorded in Essex during the past month, with sale prices ranging from $312,500 to $1.9 million among the seven deeds that disclosed a purchase price. The month's top sale, a $1.9 million transfer on Main Street, was more than twice the size of any other disclosed transaction.

MARKET OVERVIEW Essex recorded 13 deed transfers between June 26 and July 25, 2026, according to Essex County (Southern District) Registry of Deeds records. Of those, seven disclosed a sale price, ranging from $312,500 to $1,900,000, with a median of $579,000 among the disclosed transactions. The remaining six transfers, nearly half of all filings, did not include a stated consideration amount. Based on the raw count of 13 recorded deeds, the period shows a mix of standard resale transactions alongside several internal ownership transfers rather than a uniformly active resale market. Sales were recorded on 10 separate days across the four-week window, with the busiest single day, July 15, producing three filings.

TOP SALES The highest-priced transaction was 78-80 Main St, which sold for $1,900,000 on July 16. The seller was listed as 78-80 Main Street Trust and the buyer as Pike Marine LLC.

The second-highest sale was 61 Southern Ave, which sold for $930,000 on June 26. The seller was Timothy P. Holland and the buyer was Jensen Moutevelis.

40 Main St sold for $825,000 on July 24. The seller was Antonio Arthur Bevilacqua Jr. and the buyer was 153 Twin Peaks LLC.

18 Forest Ave sold for $579,000 on July 17. The seller was Mark Legere and the buyer was Kennith Quesenberry.

28 Belcher St sold for $550,000 on June 29. The seller was listed as Susan Story Mitchell, trustee, and the buyer was Terence Michael McDonagh.

NEIGHBORHOOD BREAKDOWN Main Street had two recorded sales in the period -- 40 Main St ($825,000) and 78-80 Main St ($1,900,000) -- which were also the two priciest transactions of the month. Belcher Street also had two sales: 100 Belcher St Unit B ($500,000) and 28 Belcher St ($550,000). By price tier among the seven disclosed sales, one sold under $500,000 (206 Western Ave Unit C, $312,500), five sold between $500,000 and $1 million, and one sold above $1 million (78-80 Main St). The remaining six transfers, at Pickering Street, Coral Hill Road, Haskell Court, an unaddressed Gorman-family record, Lakeshore Drive and Spring Street, did not disclose a price.

MARKET NOTES Five of the 13 recorded transfers -- at 28 Pickering St, 11 Haskell Ct, a property identified in the record only under the Gorman name, 62 Lakeshore Dr, and 21 Spring St -- moved property from an individual owner directly into a trust bearing that same person's name. None of the five disclosed a sale price, consistent with the pattern typical of internal trust transfers rather than open-market sales. Four of those five were recorded within two days of each other, on July 14 and July 15, including two separate Gorman-name filings on July 15.

Two of the disclosed sales involved limited liability company buyers -- 153 Twin Peaks LLC at 40 Main St and Pike Marine LLC at 78-80 Main St -- both on Main Street and both among the month's three highest-priced transactions. Two sales were of condominium units: 100 Belcher St Unit B and 206 Western Ave Unit C. One transfer, 10 Coral Hill Rd Lot H, moved between two individuals, Roy S. Turnage and Bettye J. Outlaw, without a disclosed price. Bedroom, bathroom and square-footage figures were not available from the deed records for any property in this period, so no price-per-square-foot comparison can be made.
