Planning Board approves two projects, advances six zoning amendments

ESSEX — Planning Board advances six zoning amendments for fall special town meeting. Town Planner Valerie Massard briefed the board on proposed amendments including a temporary data center moratorium through January 1, 2028; a 10 percent inclusionary housing requirement for developments of six or more units; Battery Energy Storage Systems as a special permit use; wetlands boundary updates; increased zoning violation penalties from $20 to $200 per day; and deferred short-term rental regulation work. The board unanimously approved two residential modifications: a 94 Conomo Point Road expansion bringing building coverage to 20 percent and a 6 Goodwin Court roofline modification extending 14 inches above the existing ridge.
All amendments were forwarded to Town Counsel for review.
